Rental Conditions

GENERAL LEASE CONDITIONS

VILLAS IN THE WORLD LTD functions as a representative agent for private owners and local agencies which manage vacation rental apartments.
Let it be clearly understood that by booking a facility on our site the following conditions are accepted.

LEASE PRICE
The lease price is that of the daily or weekly price indicated in the facilities descriptive file. VILLAS IN THE WORLD LTD therefore reserves the right to modify prices of the vacation rentals in the case of considerable fluctuation of the rate of exchange.

CONDITIONS OF PAYMENT
A deposit of 30% must be paid using our secure method of payment Payrider at the time of booking. The remaining amount must be paid no later than thirty days before arrival at the facility.
If the booking is done less than thirty days before the start of the holiday the amount must be paid in full at time of booking.
When the final payment has been received a booking Voucher will be sent to the client.

ARRIVAL AND DEPARTURE TIMES
Arrival and departure times vary depending on the facility which has been booked; these are specified on the descriptive files of each facility.
At least three weeks before arrival the client is obliged to communicate their arrival details.
On arrival the client must show the booking Voucher to the owner or local agent and a valid identification document.

GUARANTEE DEPOSIT
On arrival at the vacaion holiday accomodation a deposit payment will be requested, to cover non-fulfilment by the lessee, damage to the building or any of its contents during the stay. The deposit varies depending on the desired facility, specified on each descriptive file.

RECEDING EFFECTS
The penalties arising from a cancellation of a booking are the following:

The client loses the 20% of the deposit paid in case of cancellations communicated at least 31 days prior the arrival;
The client loses the 50% of the rental price in case of cancellations communicated between 30 and 21 days prior the date of arrival;
The client loses the 75% of the rental price in case of cancellations communicated between 20 and 7 days prior the date of arrival;
The client loses the 100% of the rental price in case of cancellations communicated less than 7 days from the arrival.

All the cancellations have to be communicated by fax or e-mail.

EXTRA COSTS
On arrival at the vacation accomodation the client may be asked to pay extras, for example the cleaning on departure, electricity, heating, telephone etc. The measurements of eventual payments are specified in the descriptive file of each facility.

DOMESTIC ANIMALS
It is possible to take pets so long as a request is made beforehand to VILLAS IN THE WORLD LTD and the proprietor of the lodgings accepts.

NUMBER OF PEOPLE
In no case is the number of people lodging to exceed that of the maximum number of people stated in the descriptive file of each facility (including infants and children), if not agreed on in advance with VILLAS IN THE WORLD LTD. The owner reserves the right to refuse entry if such a situation arises. The substitution of any of the lodgers is forbidden if not agreed upon in advance with VILLAS IN THE WORLD LTD. It is strictly forbidden to park caravans, campervans or to erect tents on any part of the premises.

THE CLIENT’S RESPONSIBILITY
In the case that the client or a third party visiting the premises, cause any damage to the premises or any of its contents the client will be held wholly responsible for any such damage. All costs will be billed to the client on departure or held from the guarantee deposit.

All building rules and regulations must be observed. Between 1 p.m. and 3 p.m. and 11 p.m. and 8 a.m. apartment occupiers shall not make any loud noise. Animals are not admitted in the lodgings unless other agreements have been taken. In the event that you do not follow Villas in the World's and the building rules and regulations ( such as noise during the mentioned hours, etc.), our firm or local Representatives reserve the right to drive you immediately away from the apartment without having to refund you.

VILLAS IN THE WORLD LTD’S RESPONSIBILITY
All descriptions given in the catalogue are compiled and given in good faith. VILLAS IN THE WORLD LTD declines any type of responsibility for any modifications made by an owner and/or a local agent without its knowledge, unless there is any kind of impossibility in executing wholly or in part the contract and the client does not wish to execute the contract in any reduced form. If for any motive beyond its control VILLAS IN THE WORLD LTD has to cancel the booking relating to the clients stay, it is authorised to reassign, in accordance with the client, a similar facility. In the case that the new facility costs less than the original, the difference will be refunded to the client. If the cost of the new facility is higher than that of the original, the client is obliged to pay the difference. In the case that an accordance cannot be found, the two parties are authorised to rescind the contract. VILLAS IN THE WORLD LTD will refund all monies paid with no other type of refund. VILLAS IN THE WORLD LTD declines any type of responsibility for any damage to persons resulting from the use of the premises including physical or material damage or loss of possessions due to fire, theft or any other type of criminal activity.

VILLAS IN THE WORLD LTD reserves the right to cancel any reservation within 7 days of confirmation. In such cases any monies paid for the reservation will be refunded. Villas in the World will not be liable for any difficulties or damages caused by such cancellations, and will incur no penalties or fees.

Moreover,  Villas in the World or Local Reps will require additional charges (see Surcharges list mentioned below) in case you require the presence of our local staff during your stay for reasons such as losing the apartment's keys, forgetting the keys inside the apartment or for unjustified emergency calls for assistance in the property.

EXTERNAL MAINTENANCE
If necessary the owner or their representative reserves the right to access the vacation rentals to carry out any maintenance work which is deemed necessary to the premises (garden, pool, etc…).

JURISDICTION
In the case any controversy should arise over bookings or rents the only applicable law and jurisdiction is that of the United Kingdom. Subscribing to a booking implicates that the client is aware and agrees to the General Lease Conditions. If any conditions of this contract were or become invalid or if any gaps should be found in this contract, the validity of any other clauses in this contract cannot be brought into doubt.
